The short answer

  • What it is: an oil-based treatment sprayed onto asphalt shingles. It soaks in and puts back some of the flexibility the shingles lose as they dry out.
  • What it treats: the shingles, and only the shingles.
  • How long it lasts: 5 to 10 years on a legitimate product. Roof Maxx warrants each treatment for five years.
  • What it costs: about $175 to $325 per square (a square is 100 square feet). On a big roof that would cost $30,000 to $50,000 to replace, that’s around $7,000 to $8,000.
  • Who it suits: a roof with real life left in it, with around 75% of its granules still in place.
  • What it won’t fix: flashings, pipe boots, vents, skylights, valleys, ridge caps, missing shingles, or a roof that’s too far gone.
  • Does Better Way do it? We don’t install it. We do have a Roof Maxx dealer we trust, and we’ll look at your roof first and tell you whether it’s worth calling them.

Worth knowing up front: the shingle manufacturers’ own trade association advises against putting any treatment on installed shingles. Both sides of that

A flyer lands in the mailbox promising 10 more years from your roof for a fraction of the price of a new one. Is roof rejuvenation real, or is it a way to take money off you before you end up buying the roof anyway?

It’s real, on the right roof. The trouble is that the flyer can’t tell you whether yours is the right roof, and the two things that decide it are the condition of your shingles and where your roof is actually failing. Here’s how I’d work through it.

What is roof rejuvenation?

Quick Answer: An oil-based treatment sprayed onto asphalt shingles. It soaks into the shingle and puts back some of the oils it has lost, so it stays flexible longer.

Over time the asphalt in your shingles starts deteriorating. It gets brittle. It’s drying out, basically. A brittle shingle cracks, lets go of its granules, and doesn’t handle wind or freeze and thaw the way it did when it was new.

Rejuvenation is an oil-based product that sprays onto the shingle and settles into it. The best known one around here is Roof Maxx, made from soybean oil. The idea is simple. Put the oils back and the shingle behaves like a younger shingle for a while.

One word you’ll see a lot below: granules are the sandy coating on top of a shingle. They shield the asphalt from the sun. When you start finding a lot of them in your gutters, the shingles are wearing out.

Does roof rejuvenation actually work?

Quick Answer: On the legitimate products, yes, as long as the roof isn’t too far gone. But the shingle manufacturers officially advise against it, so you should hear both sides.

In my experience, yes. On a roof that’s still in decent shape, a good product buys you time.

I’ll be fair about the other side of it. The Asphalt Roofing Manufacturers Association, the trade group for the companies that actually make shingles, strongly advises against putting any coating or rejuvenator on installed shingles. They point to shrinkage that can curl or cup shingles, granules working loose, and treatments that trap moisture in the shingle.

A lot of that concern is about products that sit on top of the shingle rather than soak into it. That difference matters, and I’ll come back to it.

Rejuvenation only treats the shingles, and that’s not where most roofs fail

Quick Answer: Rejuvenation sprays the field of shingles. Most roofs start leaking at the flashings and the penetrations, and no treatment touches any of that.

This is the part the flyers skip, and it’s the thing I’d most want a homeowner to understand before spending money.

Your roof isn’t just shingles. It’s everything the shingles run into: pipe boots around your plumbing vents, the flashing where the roof meets a chimney or a wall, box vents, skylights, valleys where two slopes meet, and the ridge cap along the top. Those joints are the weak points. Roofs fail at the flashings first, not out in the middle of a shingle course.

Flashing is the metal or rubber seal at each of those joints. It’s doing the hardest job on your roof and it’s usually the first thing to give up.

Rejuvenation does nothing for any of it. It won’t fix a rubber pipe boot that’s cracked and split after 15 summers. It won’t fix step flashing that was never installed right against a wall. It won’t fix a lifting ridge cap, a worn valley, or a failed seal around a skylight. It won’t put back a shingle that blew off in March.

So a roof can be treated, look great from the road, and still leak next spring, because the leak was never in the shingle to begin with.

That’s why the order matters. Find out where your roof is actually failing before you pay to treat the part that isn’t. If you already have a leak, start with our guide to roof leak repairs.

Lyle’s Pro Tip

Before you spend a dollar on rejuvenation, have someone check your flashings, your pipe boots and your vents. That’s where roofs fail first, and a treatment does nothing for any of it. Get the repairs done first. There’s no point treating a roof that’s still letting water in.

How much does roof rejuvenation cost compared to a new roof?

Quick Answer: About $175 to $325 per square around here. On a roof that would cost $30,000 to $50,000 to replace, you’re looking at roughly $7,000 to $8,000.

We don’t quote rejuvenation, so treat these as ballpark numbers rather than a price from us. From what I see in our area it runs roughly $175 to $325 per square.

Here’s how I’d think about it. On a bigger roof that’s going to cost you $30,000 to $50,000 to replace, if it’s got enough life left in it, you can spend $7,000 or $8,000 and get another 5 to 10 years.

You’re kicking the can down the road. At some point you’ll still need the new roof. But you’re buying yourself a little bit more time, and on a big roof that can be worth doing.

Is my roof a good candidate for roof rejuvenation?

Quick Answer: Only if the shingles still have around 75% of their granules. Once too much of the original material is gone, rejuvenation won’t do anything for you.

The roof has to have something left to rejuvenate. The rule of thumb I use is about 75% of the granules still in place. Below that, there isn’t enough of the original shingle for the oil to work with, and you’re better off not even trying it, because it won’t do anything for you.

Age matters less than condition. I’ve seen roofs that were done well in a sheltered spot and still had plenty in them, and south-facing roofs of the same age that were cooked.

If the dealer tells you your roof is a little far gone for this, take that seriously. We’ve replaced a roof two years after a treatment that the dealer had already warned probably wouldn’t hold.

They Told Us One Roof Could Wait

“We actually had two roofs to be evaluated. One roof had areas of severe granulation loss and was recommended for replacement. The salesman showed pictures of the loss and I’d seen it for myself. The other roof they said could wait 3-5 years.”

What we’ve seen on roofs that were rejuvenated

Quick Answer: We’ve replaced roofs that were treated five to seven years earlier and held up fine. We’ve also replaced one just two years after a treatment on a roof that was already too far gone.

Because we’re the roofer people call when the roof finally does need replacing, we get to see how these treatments hold up years later.

We’ve done roofs that were rejuvenated five to seven years before we replaced them. That’s the treatment doing exactly what it says.

We’ve also had one where Roof Maxx warned the homeowner it was a little far gone, and offered to try anyway. They tried it. Two years later it just wasn’t holding up, so we came in and did the roof.

Same product, two very different results. The difference wasn’t the product. It was the condition of the roof it went on.

Does roof rejuvenation void my shingle warranty?

Quick Answer: Generally it won’t void the warranty, but the warranty won’t cover damage caused by the treatment itself.

Generally, rejuvenating won’t void your warranty. It can void coverage for any damage the treatment causes. So if a product makes your shingles curl, don’t expect the shingle manufacturer to pay for that.

There’s a better question hiding in here. If your roof is still under an Owens Corning warranty and you’re seeing a lot of granule loss, that might be a warranty claim rather than a rejuvenation job. Worth finding out before you spend money spraying it. Here’s how our Owens Corning warranties work.

If your roof is still under warranty with Owens Corning and you’re seeing too much granule loss, check it out with Owens Corning or your contractor before you put anything on it.

Roof Maxx vs spray-on coatings: why shingles need to breathe

Quick Answer: A rejuvenator should soak into the shingle. Products that seal over the top stop the shingle breathing, and in my opinion that does more harm over time.

There are other rejuvenation products out there. Not many others I trust, though, and it does seem like a lot of companies are just trying to copy what Roof Maxx does.

Here’s the difference that matters to me. Roof Maxx oils penetrate the shingle and soak up into it. Some of the other products are more of a coating that seals over the top. My opinion is that asphalt shingles need to breathe. A shingle that can’t breathe is actually going to do more harm over time.

That’s a slightly biased opinion and I’ll own it. But Roof Maxx has put years of work into the oils and ingredients that go into their product, and the mixtures I’ve seen from the others just aren’t there yet.

Ask one question before you sign anything: does this product soak into the shingle, or does it sit on top of it? If it seals over the top, I’d walk away.

Does Better Way Roofing do roof rejuvenation?

Quick Answer: We don’t install it ourselves. We work with a Roof Maxx dealer we trust, and we’ll look at your roof first and tell you honestly whether it’s worth calling them.

We don’t spray rejuvenation ourselves. Roof Maxx is the best product I’ve seen and our area is already covered by a dealer, and I’m not going to put a product I don’t trust on your roof just so we’ve got something to sell you.

What we will do is take a look first. That’s the part I’d push you on. Nearly everything that decides whether rejuvenation is right for your roof is something you can’t judge from the driveway: how many granules are really left, whether the flashings and boots are sound, whether what’s bothering you is a shingle problem at all. Get that wrong and the money’s gone.

So start with us. If your roof has years left and the shingles are in good shape, we’ll tell you that and put you in touch with the dealer. If it’s past the point where a treatment will do anything, we’ll tell you that too, and you’ll have saved yourself several thousand dollars. Either way you’ll know what you’re dealing with before anyone sprays anything. That’s what a free roof inspection is for.

Frequently Asked Questions

How long does roof rejuvenation last?

On a legitimate product and a roof that’s a good candidate, roughly 5 to 10 years. Roof Maxx warrants each treatment for five years, and a roof can be treated again later. A roof that’s already too far gone may not hold up even two years.

How much does roof rejuvenation cost in Northern Indiana?

Roughly $175 to $325 per square, where a square is 100 square feet. On a bigger roof that would cost $30,000 to $50,000 to replace, that works out around $7,000 to $8,000. Better Way doesn’t offer rejuvenation, so treat these as ballpark figures.

Can roof rejuvenation fix a leaking roof?

No. Rejuvenation treats the shingles only. It won’t fix flashings, pipe boots, vents, skylights, valleys or missing shingles, and that’s where roofs usually start leaking. Get the repairs done first, then decide whether the roof is worth treating.

Does roof rejuvenation void an Owens Corning shingle warranty?

Generally it won’t void the warranty, but it can void coverage for damage caused by the treatment itself. If your roof is still under warranty and losing granules, check with Owens Corning or your contractor before treating it.

Does Better Way Roofing offer roof rejuvenation?

We don’t install it ourselves. We work with a Roof Maxx dealer we trust and refer homeowners to them. Book a free assessment first and we’ll tell you honestly whether your roof is a candidate before you spend anything.
