Let's Be Honest

Addressing Your Biggest Concerns First

Before we talk numbers, here are the issues that cause homeowners the most stress during a roofing project.

The Fear of Poor Communication

One of the most common complaints about roofing companies is that they go quiet after the contract is signed. A professional company establishes a clear communication plan from day one. You should know who to call, when to expect updates, and what happens at every stage. At Better Way, you have a dedicated project manager from first handshake to final walkthrough.

The Anxiety of Unexpected Costs

It's sometimes impossible to see the full picture before tearing off the old roof. Rotted decking, for example, only becomes visible once the old material is removed. At the start of every project, we include two sheets of decking, enough for most homes built in the last 15 years. If we find more, we photograph everything and show you before adding a single dollar. We never upcharge without documentation. Typically, a full deck replacement adds $3,000-$6,500 to the project.

Storm Chasers and Low-Quality Work

After a storm, out-of-town contractors flood Northern Indiana going door to door with promises of "free roofs" (minus your deductible). These companies are typically sales-focused with no real local crew. They hire whoever they can find, do the work, and leave town. If there's a problem six months later, good luck finding them. Better Way is based in Shipshewana. We're here before the storm and we'll be here long after.

Understanding Cost

What Drives the Price of a New Roof?

No two roofs are identical, which means no two prices are either. Here's what pushes your cost up or down.

Factors That Increase Cost

Complex Roof Design More valleys, dormers, chimneys, and skylights require more material and skilled labour to seal properly.

Steep Pitch Roofs that are difficult to walk on increase labour time and safety requirements.

Premium Materials Designer shingles or hidden fastener metal have higher upfront material costs, but also longer lifespans.

Decking Replacement Rotted or damaged wood decking discovered during tear-off is a common additional cost.

Factors That Decrease Cost

Simple Roof Design A straightforward ranch-style roof with two planes is the most efficient and affordable to replace.

Lower Pitch A walkable pitch allows the crew to work more quickly and safely.

Standard Materials Architectural asphalt shingles offer an excellent balance of performance and affordability.

Solid Decking If the underlying deck is in excellent condition, no extra material or labour is needed.

⚠️ The Danger of a "Too Good to Be True" Price

An unusually low bid is almost always a red flag. These quotes are achieved by cutting corners that lead to leaks, premature failure, and voided warranties. Here's how cheap contractors get to a low number:

Hide rotted decking rather than documenting and replacing it
Reuse old, worn-out flashing, a primary cause of leaks
Mix components from different manufacturers, voiding your warranty
Fail to register your warranty with the manufacturer

Metal Roofing

Metal roofing is known for its exceptional lifespan, energy efficiency, and storm resistance. Better Way installs two main metal systems, plus Decra metal shingles. All prices are based on a 2,500 sq ft roof.

Exposed Fastener Metal

Also known as: Screw-down roof Avg. cost: $15,000-$34,000

A more economical metal option. We install 1"×4" spruce pine fir furring strips every 2 feet for solid, secure fastening, screwing directly into OSB deck causes screws to strip out over time. The exposed fasteners are durable but may need periodic inspection to confirm they remain sealed.

Estimated cost ~$16,500 ~$22,750 ~$34,000

Hidden Fastener (Standing Seam)

Also known as: Standing seam Avg. cost: $24,000-$42,300

The premium metal system. Panels interlock at the seams, concealing all fasteners from the elements. This delivers a clean, modern aesthetic and the highest level of storm and water protection available, with minimal maintenance for the life of the roof.

Decra Metal Shingles

Category: Premium shingle Avg. cost: $22,000-$48,000

The top tier of shingle roofing, maximum curb appeal, the longest lifespan of any shingle product, and superior storm and wind protection. Higher upfront investment, but you're unlikely to need another roof in your lifetime.

Worth Knowing

Additional Costs to Be Aware Of

$3,000-$6,500

Deck Replacement

The most common additional cost. Rotted or damaged decking can only be identified after tear-off. We photograph everything before adding any cost, and include 2 sheets of decking in every estimate as a starting allowance.

$50-$85 / sheet

Additional Decking Sheets

If more than the included sheets need replacing, we price per sheet and document every one. You'll never see a number on an invoice that wasn't explained and agreed beforehand.

Included

Ice & Water Shield

Required by Indiana building code. We include it on every project, protecting vulnerable areas from ice dams and freeze-thaw damage. No additional decision required on your end.

A note on timing: due to rising material and labour costs, asphalt shingle prices have increased 15-30% over the last five years. Delaying a necessary replacement typically means paying more later.

Common Questions

Frequently Asked Questions

What is a common hidden cost to watch for?
The most common hidden cost is the replacement of rotted or damaged roof decking, which can only be discovered after the old roof is torn off. An honest estimate includes a per-sheet price for this potential need, typically $50-$85 per sheet. We include 2 sheets in every initial estimate as a standard allowance.
Why is ice and water shield important in Indiana?
Indiana's freeze-thaw cycles create a high risk of ice dams, ridges of ice that form at the roof edge and prevent melting snow from draining. Ice and water shield is a waterproof underlayment that protects vulnerable areas from this kind of damage. It's required by Indiana building code, and we include it in every project.
How long does a typical roof replacement take?
Most asphalt shingle roofs take 1-3 days depending on size, complexity, and weather. Metal roofing is more detailed and typically takes 2-4 days. We'll give you a specific timeline as part of your written estimate.
What's included in my warranty?
As an Owens Corning Preferred Contractor, we install to manufacturer specifications and register every warranty on your behalf. This gives you the full manufacturer warranty that only applies when a certified contractor does the work, not the limited coverage that comes with a non-certified install.
